Lesson 1, 2 & 3:

Building your Foundation

  • What is Subject 2? Subject 2 is working between you and the seller by having the existing mortgage staying in place and moving the deed / ownership into the Investors name or entity. 
  • Ethics. Understand the importance of being ethical when working with Creative Financing, this is what takes many Investors out of the Business when they lose their compass.
  • ​​ Learning Objectives. Why do we need to know the little things to be Successful? We all had to learn how to stand before we could walk, many times people bypass the little things to get to the end, only to find they never get the deal closed. We all need to have a plan in place.

Lesson 4, 5 & 6:

Understanding your Blueprint

  • Sample Deals, how to deals are Structured. Learn how a deal is put together and what to do when you get a motivated Investor.​

Having the Knowledge 

  • Education and Mentorships. The first step is to be around the most knowledgeable people you can find, others who will hold you accountable and to build relationships.
  • What now that I have found the seller. First of all you must learn how to overcome Objections, knowing how to respond to the sellers questions, knowing what to do if things turn South.
  • ​​ What to do next Getting it on Paper. It can be very frustrating being in a position of not knowing what Documents we need to use, we go into what documents to use and what to find them..

Lesson 10, 11, 12 & 13:

After the Close 

  • Closing the Deal. Knowing what you need to do once you are closing, knowing what to ask the Seller, knowing what items you will need in the future and getting the seller out of the property.
  • Seller Financed WRAPS. How to Structure your WRAPS, who do you go to to help you with your documentation and servicing and how to find your buyers.
  • ​​ Banks and the Due on Sale Clause. This is the Elephant in the room, first of all how do you structure the deal to make the Bank happy, what to say if the Bank ask questions and to make sure the seller understands how this deal is in place.
  • Insurance and Title Companies. How to make sure you have the right team in place, have your Insurance Policy set up correctly and there are no surprises at the Closing table.
  • Subject 2 Property Taxes, How do I take the Deduction. I had help with the chapter from 2 former IRS agents and a CPA, most Bookkeepers and CPA's understand when you presented correctly.

Meet the Author

Roger D. Paschal

Roger was raised on a 4,000-acre cattle ranch in central Texas where the Chisholm trail crossed the Brazos river.

​Roger and his brother started an auto parts distribution and manufacturing business out of their garage when he was only 16 years old. The business grew to 5 locations in 4 states and was one of the fastest growing exporters in north Texas in the late 1980s and early 1990s.

Many years ago, Roger was encouraged by his clients to start mentoring and training. Finally in 2018, Roger and his partners started a full service REI company that trains the trainers from starting up an investment group as well as a full service mentoring program that coaches others around the world. Impact has continued to grow and impact the lives of many Investors.

​He teaches this technique to many REI groups and on a one on one mentoring program to many investors. As a result, he has helped many investors buy hundreds, if not thousands of properties throughout the United States. Roger is very creative when working with challenging properties.

​Roger teaches his technique through humor and facts. His primary goals are to help the investor understand each step of the process, coaches his students to discover their strengths and make them better investors.

Now the question is:

Taking action is what we all need to go forward in business, but before any of us can take action we must have knowledge, and with having knowledge we build confidence and with confidence we take action.

"Yesterday on the Q&A when you were talking about playing hard. I was going to tell everyone that I built a 3600 sq ft building for storing my toys. My wife and I go play a lot and we have a lot of toys too. Real estate has been good to us. This year has been amazing and I really don't know how to tell people. 100k liquid cash 90 days after training was complete, closed 10 houses this year and built a 60x60 toy storage and added a jeep and a car to the 10 I already have. Just telling you it sounds amazing to me
